Aetos Capital Real Estate, LP (ACRE) is an independent investment management firm that focuses exclusively on real estate investment opportunities in Asia, principally Japan and Greater China. The ACRE business was founded by Scott Kelley in 2001. To date, ACRE has sponsored four Aetos Capital Asia (ACA) funds with total equity capital commitments of approximately $3.8 billion. Since inception, the ACA funds have acquired more than $10 billion of real estate and real estate-related investments in Japan, Greater China, and South Korea. ACRE and its subsidiaries have a team of approximately 25 professionals across three offices in Tokyo, Hong Kong, and New York.

ACRE in Japan
ACRE funds and accounts focus on acquiring quality assets in major cities and well-located submarkets. Japan investments in our legacy funds are located primarily in Greater Tokyo and Osaka, a trend we expect to continue. In general, ACRE pursues value-added investments by sourcing opportunities on an exclusive or limited competition basis, stabilizing assets by leveraging the capabilities of our wholly-owned asset management affiliate, Aetos Japan, LLC (Aetos Japan), and selling those assets primarily into the domestic market.
RESIDENTIAL
CORE PROGRAM
While ACRE funds and managed accounted have historically pursued opportunistic and value-added investments, Aetos Japan can also introduce income-producing residential assets and portfolios to our clients that prioritize yield.
Aetos Capital Real Estate, LP has purchased and managed 26 residential investments in Japan worth over $1.5 billion:
- 588 individual residential properties totaling 13,500 units with over six million square feet of rentable area.
- An average purchase price of $240 per square foot.
- An average stabilized net operating income (NOI) yield on the purchase price of approximately 5.5%
The majority of the assets being in the Greater Tokyo and Osaka areas, however, a substantial number also being located in other major cities and regional locations across Japan.
